Windsor Hills Pool View Condo 

Rental rules and information

1.  CHECK IN TIME:  4:00PM EST or later on day of arrival.

2.  CHECK IN LOCATION:  All check in and check out procedures shall be done at the 24 hour Welcome Center which is operated by the company that manages our condo.

3.  CHECK OUT TIME:  10:00AM EST or earlier on day of departure. 

4.  EARLY CHECK IN  / LATE CHECK OUT:  Early check in and/or late check out may be pre-arranged subject to availability and at a charge of $50.00 for each early check in or late check out.

4.  SMOKING:  No smoking is permitted inside the premises or anywhere inside building #8 at any time.

5.  PETS:  No Pets are permitted inside the premises at any time.

6.  MAXIMUM NUMBER OF GUESTS:  The maximum number of guests occupying the premises is eight (8) persons.

7.  VACATIONING STUDENTS:  Owner will not accept guests under the age of 25 years unless accompanied by an adult who remains on site throughout Guest’s occupancy of the Premises.

8.  INCLUDED IN RENTAL RATE:  Included in the rental rate and subject to availability is the use of the clubhouse, movie theater, pool, spa and all outdoor activities.

9.  LINENS:  A one-time linen and towel set up is supplied by owner.  These towels are not permitted to be removed from the premises nor used at the pool.  Pool towels are provided by Owner and shall be returned to the premises after use at the pool.

10.  TELEPHONE CALLS:  Local and domestic calls are free.  International calls to 40 countries are free as well.  Enquire first before booking your reservation to see if your home country is included in the condo's calling plan.

11.  INTERNET ACCESS:  Access to the high-speed internet service in the premises will be provided by password.  Guest acknowledges that the internet connection may not be secure and owner assumes no liability for guest’s use of the internet service in the premises. Owner assumes no liability for any malfunction of the internet service.

12.  MAID SERVICE:  Daily housekeeping service is not included in the rental rate but is available for an additional fee.

13.  ACCESS CARDS:  It is recommended that you obtain a security access card which will allow you access to the clubhouse and pool.  Access cards can be obtained from clubhouse personnel upon payment of a refundable deposit, currently $6.00 for your entire stay. 

14.  GUEST ENTERTAINMENT:  The premises are equipped with four (4) televisions, four DVD players and one Playstation II game console.  Guest is responsible for providing their own games and movies.

15.  DISCOUNT TICKET PURCHASE:  Discount tickets are sold by Kissimmee Guest Services - a company not affiliated with the condo.  Owner and owner’s agents assume no liability for any attraction tickets purchased by guest.      

16.  SECURITY / DAMAGE DEPOSIT:  A security deposit of $500.00 in the form of cash or credit card pre- authorization shall be collected at the time of check in.  This deposit shall be refunded to guest within seven (7) days following check out, subject to the following terms and conditions:

    A) Guest checks out of condo by 10 am on date of departure.
    B)  No damage is done to the premises or its contents;
    C)  All trash is removed from the premises to designated containers outside the premises and dirty dishes are loaded in dishwasher;
    D)  No linens, towels or pool towels or other items of personal property of Owner are missing from the premises;
    E)  Guest has paid all charges relating to guest’s occupancy of the premises;
    F)  Owner has incurred no expenses or charges related to guest’s unlawful use of the premises.
    G)  Guest’s liability for repair of damage to the premises or replacement of property due to damage or theft is not limited to the amount of security deposit and guest acknowledges that guest is fully responsible for all losses and damages incurred by Owner.

17.  PAYMENTS:  Guests staying fewer than 14 nights are required to make an advance reservation deposit of $100.00.  Guests staying 14 to 20 nights are required to make an advance reservation deposit of $200.00.  Guests staying 21 nights or more are required to make a $300.00 advance reservation deposit.

    All advance reservation deposits are due at the time of booking.  Guest shall make an additional payment on or before two (2) months prior to the date of arrival so that the total advance deposit equals one half of the total rental rate.

    The balance of the rental rate is due thirty (30) days prior to arrival. 

18.  PAYMENT OPTIONS:  Acceptable forms of payment are credit cards, debit cards, traveler’s checks, money orders, cashier’s checks or personal checks made payable to Richard Dagostino.  Personal checks are accepted subject to collection and any check returned for insufficient funds is subject to a fee of $50.00.

19.  CANCELLATION POLICY:  Cancellations made more than sixty (60) days prior to scheduled arrival incur no cancellation fee.  Cancellations or changes to a reservation that result in a shorter stay than originally booked made less than sixty (60) days prior to arrival shall result in a forfeiture of the entire advance deposit.  In the event  guest fails to check in, the entire rental rate shall be forfeited.  No refunds shall be issued for early check out.

20.  CHANGES IN RESERVATION:  Rental rates are subject to change without notice prior to reservation confirmation.  Any changes to reservations must be done in writing and acknowledged by both Owner and Guest.

21.  ROUTINE MAINTENANCE / REPAIRS:  It may be necessary for staff and agents of Management Company to enter on or in the premises in order to perform routine maintenance and/or repairs.

22.  GUESTS MUST ABIDE BY POSTED SIGNS:  Parents must supervise children at all times.  Guest agrees to abide by all posted signage in the Premises as well as the rules governing the Windsor Hills Resort community.

23.  WATER SLIDE HEIGHT REQUIREMENT:  Children over 48" tall are permitted to use the Water Slide.  Those children who are under 48" tall may still use the other water sprinkler play area but will not be allowed to use the Water Slide.
